Thanks willenette for this news. This building where Rain has tenant is different from his real estate property you described in the first quoted post where Song Hye-gyo and Son Ye-jin are his neighbors, isn't it? Well, our Rain is oozing with wealth and I am glad! :D:wub: BTW, I really appreciate your sharing of the new military conscription rules in Korea. Even if it has no effect on Rain, still there is an advantage in knowing it. :D

Hi willenette, this is an old article and I believe this is the building referred to where Rain has tenant and it is on a different location from his residential house and if I remember right, we already saw a picture of this property often mentioned that this was where his father holds his office.

The Luxury Properties Owned by Korean Stars

Sports, TV and movie stars are the envy of many, and that has if anything increased with the revelations of their vast real estate holdings. Although such cases are limited to only the highest-paid stars, many stars show a keen interest in investing in real estate due to their lack of job security.

But industry experts say in case of athletes whose careers span no more than 15 years at most, the sums are not excessive. And celebrities' careers ebb and crest with their popularity, giving them little choice but to set aside investments whose returns they can live off for the rest of their lives.

Most of them own commercial real estate worth millions of dollars in the affluent Gangnam district of southern Seoul. What follows is a round-up of the real estate owned by celebrities.

Pop star Seo Tai-ji, who bought a building in Nonhyeon-dong in 2002, already made millions of dollars in profit. One estate agent said the building is presently valued at close to W20 billion (US$1=W1,134). Its value recently got a boost because a subway station on Line 9 was opened nearby.

Slugger Lee Seung-yop bought a building in Seongsu-dong for W42 billion in July of last year. Basketball player Seo Jang-hoon owns a building near the Yangjae subway station in Seoul. Actor Ryu Si-won bought a piece of land in Daechi-dong in 2008, built a building there and named it "106" after his birthday on Oct. 6 and rents out units. Singer Rain bought a building in Cheongdam-dong for W15 billion back in 2008.

Actor Jang Dong-gun, who is soon to wed actress Ko So-young, grabbed headlines recently after buying a W3 billion villa in Heukseok-dong. Ko also owns her own building in Cheongdam-dong. She is a veritable real estate tycoon, because she also owns around W20 billion worth of other properties including a house in Nonhyeon-dong, where her parents live.

2010031900227_0.jpg

Actor Jang Dong-gun recently purchased this W3 billion villa in Heukseok-dong, commanding a view over the Han River.

Star couple Cha In-pyo and Shin Ae-ra purchased a building in Cheongdam-dong in 2008, which presently houses a school. Lee Seung-chul bought land in Samseong-dong in 1999 and built his own building there, which he uses as his recording studio and office. Shin Seung-hoon also bought a W5 billion to W6 billion building in Sinsa-dong and uses it as his own recording studio while letting other units.

Celebrities also invest in residential property. Singer Lee Hyo-ri and Lee Seung-gi purchased their own apartments in Samseong-dong last year. Song Hye-kyo and Son Ye-jin became neighbors after buying luxury villas in Samseong-dong. Celebrity couples like Kwon Sang-woo and Son Tae-young, and Kim Seung-woo and Kim Nam-joo live in apartments in Gangam.

Abroad, "Lost" star Kim Yun-jin bought a luxury home in L.A.'s Korea Town district two years ago. Actress Ko Hyun-jung bought a W700 million condo in the Philippines. Kwon, the actor, reportedly bought a W1.7 billion penthouse on Australia's Gold Coast in 2007. Baseball player Park Chan-ho owns a home in the Marina del Rey area of L.A., while Kim Byung-hyun has a home in San Diego.

Global Star Agency, United Asia Management

2011/05/13

by Lee Hwa-jung / May 06, 2011

fullsizephoto170692.jpg

This April, six major Korean talent management agencies joined forces to launch the Asian management agency, UAM (United Asia Management). With 'Hallyu' or better known as the 'Korean Wave' becoming a significant factor in Asia's Entertainment businesses such as KEYEAST, AM Entertainment, Star J Entertainment, SM Entertainment, YG Entertainment, and JYP Entertainment all came together to create a joint investment corporation called "UAM", an international talent agency with the purpose of strengthening the foundations of 'Hallyu', promoting collaborative exchange and establishing an efficient casting system. The main operations will focus on overseeing the portrait rights of all talents managed by the six agencies and intellectual rights as well as establishing an efficient talent database.

Most of the talents managed by the six agencies and members of UAM have successfully become a significant force in the Asian market, making their mark as key figures of the Korean Wave. To name a few: AM Entertainment's Jang Dong-gun; KEYEAST's Bae Yong-joon, Kim Hyun-joong, Choi Kang-hee, Lee Ji-ah; SM Entertainment's TVXQ, Girls' Generation, Super Junior; YG Entertainment's Big Bang, 2NE1, Se7en; JYP Entertainment's Rain, Wonder Girls, 2PM. UAM is opening its doors to all artists Korean or non-Korean who are currently active or willing to enter the Asian entertainment market with a vision to go beyond the Korean Wave and create an 'Asian Wave'. CEO of UAM and Star J Entertainment, JEONG Young-bum states the role of UAM, "Our goal is not limited to Korea but spreads out to Asia. Creating an efficient system is fundamental to achieve this". He adds that UAM can "Pave the way for other major Asian talent agencies not only from the US but also from other Asian regions including China, Japan, Singapore and Malaysia".

On the other hand, some have expressed concern that this 'mega-scaled' collaboration among local major talent agencies might only put more pressure on broadcasting companies and distributors in Korea. However, UAM disagrees as they emphasize their intention to reduce the various shortcomings they have come to recognize through substantial experience in the international market and systematize their activities. In this light, UAM's part in entering the massive Chinese market especially carries great weight. In the case of the Chinese market, which lacks an organized entertainment business, the reality is that there are no unified channels to respond to the overflowing demands for Korean entertainment talents or contents. More favorable gestures to embrace not only Korean directors and actors and actresses but also artists in other fields such as photographers, TV commercial directors, hair and makeup artists and stylists are additional points that address the necessity for an organized system.

We also need to assess the impact UAM will have on the film industry. With the recent trend of talent agencies starting to develop their own film contents, one can carefully anticipate UAM's active participating in producing various contents including film and TV dramas with international market appeal. The local film industry is optimistic towards the system UAM will create as it will open more opportunities for local talents to venture outside of Korea. Local film production companies and investors have already been faced with numerous difficulties in their attempts to enter the international market. As one film producer and investor states, "For actors and directors to step out into the international market, it is not up to an individual's talent or abilities but a collective effort or influence in order to be effective. If there is an organization that can and is willing to work at accomplishing this, who wouldn't welcome them?"

But he expressed concern by stressing, "What's important though is that they should not linger on the format but the execution. This attempt holds no meaning if a specific system to support realistic activities is nonexistent". It will perhaps take UAM six months to two years to see any concrete results. As it is only the beginning it would only be fair to wait and see how UAM will grow and flourish. But it is clear that UAM's role is more than necessary at this time when the Korean Wave has reached its peak.

Rain takes civil action against tenant in building

*quoted image*

Singer and actor Rain (Jeong Ji-hoon) is taking civil action against the tenant in his building.

He filed for action on the 18th of January against the tenant Mr. Park in his building and the first trial will take place on the 18th of May.

A spokesperson said, "The tenant has not once paid additional taxes and hasn't paid the rent at all since last September". Apparently the contract has also been up since the 31st of March but he hasn't vacated the building.

The tenant moved into Rain's building in 2009 but hasn't been paying the rent, refusing eviction and demanding compensation for his work that got destroyed due to a leak in the building in 2010.

Translation : Hancinema

You are for sure right about him having filmed already a big portion of the movie before doing this tour.

So this legal action against a tenant, is it an apartment or an office?

Thanks anjjo and to you willenette for sharing the different articles and informations, but I admit that I am lost about how many properties Rain has, where he actually lives (house, apartment, alone, with his family?).

[14-May-11][washingtonpost]South Korean star Rain talks about music and movies, but not his looming 2-year military duty

MACAU — In nine years, Rain has gone from an unknown backup dancer to one of Asia’s hottest stars. The South Korean actor-singer also has two Hollywood movies to his credit.

But his thriving entertainment career must be put on hold later this year when he reports for two years of mandatory military duty. It’s a topic the 28-year-old performer doesn’t want to discuss.

In the southern Chinese gambling enclave Macau for the latest stop of what is likely his final Asian tour before military service, Rain made sure the media couldn’t ask him about his imminent break from the entertainment industry.

At a news conference — delayed 2 1/2 hours — before his concert at the Venetian Macao casino-hotel late Saturday, organizers banned questions that were not preapproved by Rain’s managers. Instead of discussing how the break would affect his entertainment career, Rain spoke about Macau and fan reaction around Asia.

He talked about his new movie “Living in the Sky,” in which he plays a pilot, and said he wanted to make more action films and take on romantic roles in TV dramas.

Few details of his military duty have been disclosed, but he told South Korean media last month that it would start at the end of this year.

Managers for the the South Korean star, whose real name is Jung Ji-hoon, refused an interview request in Macau from The Associated Press.

In his short career, Rain has released five Korean albums and a Japanese record and launched a film and TV career. He has also crossed over to America, appearing in a “dance-off” against comedian Stephen Colbert and starring in the Hollywood action thrillers “Speed Racer” and “Ninja Assassin.”

But Rain thinks his entertainment future lies in Asia.

“Now America is no longer dominant. Now many Asian movies and songs are very popular. The two regions have the same status now,” he said.

Rain’s fans are confident their idol will emerge from the two-year break unscathed.

Several dozen die-hard fans were camped out outside the concert venue six hours before show time.

“He is a very hardworking person. Serving in the military will improve his determination. It will make him more manly and more mature. His career might take a different direction after his military service, but I think he will keep getting better and better,” said 21-year-old university student Zhao Wenwei.

“All his fans think that if he is gone for two years, we will not forget him. We will remember him by watching his movies and other past works,” said the Shanghai resident, who shelled out 1,980 Macau patacas ($255) for her ticket.

“The two years of military service will help build his endurance,” said Ivy Tang, an 18-year-old university student from the southern Chinese city Guangzhou who traveled to Macau with about 60 fellow members of a Rain discussion group on the Chinese search engine Baidu.

With all due respect to Rain, but either his management is incapable and/or Rain doesn't know what he is doing. Although I totally agree with him that US isn't dominant as it used to be when it comes to entertainment, but still you don't just say it like this, especially if you are always emphasizing the wish of making it in the US (after winning and getting into TIME Most 100 Influential). This isn't logical at all to me! And the management refusing an interview with AP, wow that is some guts here - not sure if they know what they are doing. And it is actually not understandable why not allowing questions about his MS. For goodness sake, he will leave sooner than later and at one point he has to and he should also know his date of departure, so what is the big deal? They aren't asking him if he is dating, if he wants to get married.

[May-16-2011] Rain says that the status of Asian entertainment market compares quite well with that of USA's.

Singer Rain has intimated he intends to take Asia for his turf by saying that the status of Asian entertainment market compares quite well with that of USA's.

Through a press conference before his Macau concert as part of his Asia tour on the 14th, Rain said, "Now America is no longer dominant. Many Asian movies and musics have gained incredible popularity in recent years. Asia is even with USA in cultural status now."

After introducing his new movie being shot "Flight : Close up to the Sun", Rain mentioned that he wanted to take action films much more and play romantic roles in TV dramas. But he had no comment on his entering the military reported to be scheduled for the end of this year.

At this press conference which started approximately two and a half hours behind schedule, questions were only subject to advance arrangements by his manager. That's why reporters couldn't ask him about his absence due to his compulsory two-year military service.

His fans who visited the Venetian Macao casino-hotel where his concert was held, expected that Rain could surely keep his position even after leaving the military.

University student Zhao Wenwei said, "His two-year military service could help him become stronger, more manly, making him better, more mature."

Another fan who came over from Shanghai, said, "Though we shall be far apart for two years, he'll be always in my heart. I'll remember him, watching his movies and his past works."

***anjjo/bbly - about the tenant of RAIN's building, I read the trial is set this coming Wednesday, the process of settling the dispute between the two parties will begin. This terrible tenant is stupid – staying in a place without paying the rental. I’m sure RAIN will win this case. BTW, wondering if this is the reason why he has to return to Korea first before proceeding to Germany? But, if this is on the 18th, what time will he depart? IDK if he really has to attend the trial or could assign a representative for this, huh?

Hi bbly, I think it's an office because it was mentioned there that there were paper works, which was damaged by the leak. Like you, we really don't know how many properties does RAIN have, as much as we don;t know how rich this man is at his very young age - hehehe. I read once that he also got a condo where he currently lives & sometimes go home as well to his house in Sam Seong Dong, Seoul (where SHK house is also located.....) - this is where his Dad & Hana live. He bought this property for them.

bbly, maybe the reason why he/they don't want to touch on the topic about his MS is because they want to concentrate more on his works while he's still not enlisted.

Thank you for the explanation regarding Rain's property. So it is an office which he gave for rent. So you think or read that Rain lives in his condo and from time to time he drops at his house where his father and sister lives. BTW, you remember during YSMM 2008 Rain said his sister will get married in 2008 or 2009. What happened to this? Did she get married?

BTW, wondering if this is the reason why he has to return to Korea first before proceeding to Germany? But, if this is on the 18th, what time will he depart? IDK if he really has to attend the trial or could assign a representative for this, huh?

Hmmm, a good question! But I am sure he will be or can be presented by lawyers or? The concert is on May 19 and for sure it is enough if he arrives on May 18 there.

Hmmm, a good question! But I am sure he will be or can be presented by lawyers or? The concert is on May 19 and for sure it is enough if he arrives on May 18 there.

Hi bbly, ye, I remember that - about Hana getting married - I really don't have any idea if it has pushed-through or not because the last I know was RAIN mentioned that he sees his sister everyday & that he still gives her allowance.....IDK because we heard nothing anymore about her status or anything about the wedding..... About his returning to Korea from Taiwan, I read that it's because he has a movie filming. I also have a strong feeling that he'll leave for Germany on the 18th.....

Rain and Se7en have a random Twitter conversation

May 17, 2011

allkpop.jpg?w=427&h=640

Singers Se7en and Rain showed off their unexpectedly close friendship with each other through a conversation on their Twitter accounts.

On May 17th, Rain asked his fans on Twitter, “Everyone, what is the best pet to take care of indoors? I need expert knowledge on this. Something that listens to me well.”

In response, Se7en uploaded a picture of a dog and replied, “Get something like this! A pet dog that looks like you!” The picture Se7en uploaded was indeed a puppy with small, squinty eyes that smiled exactly like Rain.

Rain tweeted back, “I think you need to go back to high school. Today’s punishment day!” Se7en then replied, “Ah hyung-nim, anything but that… I’m sorry. You already hit me a lot during high school.”

Afterwards, Rain lightheartedly replied, “What, when? I took care of you the most, people will misunderstand.”

Seems like an exchange only friends would feel comfortable with, right? Who knew?

Hi anjjo, thanks for posting this. Their conversations are so cute. I can’t stop laughing reading it. I find it hilarious. That was so amazing and awesome reply from both of them. Just like his dancers, both are also like big kids. I always call them King & Prince. I love their kind of friendship & brotherhood at the same time. Se7en has always been adorable in my heart. Hahaha - the dog’s face expression – really like RAIN -2 small eyes and sweet face!

Rain talks entertainment but not military

MACAO - In nine years, Rain has gone from an unknown backup dancer to one of Asia’s hottest stars. The South Korean actor-singer also has two Hollywood movies to his credit.

But his thriving entertainment career must be put on hold later this year when he reports for two years of mandatory military duty. It’s a topic the 28-year-old performer doesn’t want to discuss.

Rain is currently in the southern Chinese gambling enclave of Macao for the latest stop of what is likely to be his final Asian tour before his military service and he made sure the media couldn’t ask him about his imminent break from the entertainment industry.

At a news conference, which was delayed two and a half hours, before his concert at the Venetian Macao casino-hotel late Saturday, organizers banned questions that were not preapproved by Rain’s managers. Instead of discussing how the break would affect his career, Rain spoke about Macao and fan reaction around Asia.

He talked about his new movie “Living in the Sky,” in which he plays a pilot, and said he wanted to make more action films and take on romantic roles in TV dramas.

Few details of his military duty have been disclosed but he told Korean media last month that it would start at the end of the year.

All able-bodied South Korean men must join the military for about two years of service sometime between the ages of 18 and 35.

Managers for the Korean star, whose real name is Jung Ji-hoon, refused an interview request in Macao from The Associated Press.

In his short career, Rain has released five Korean albums, a Japanese record and launched a film and TV career.

Several dozen fans were camped outside the concert venue six hours before show time.

“He is a very hardworking person. Serving in the military will improve his determination. It will make him more manly and more mature. His career might take a different direction after his military service but I think he will keep getting better and better,” said 21-year-old university student Zhao Wenwei.
